What title insurance covers
Owner's policy vs. lender's policy
Title insurance protects against defects in the property's title, such as a forged deed, an unpaid lien, or an heir no one knew about, that a search of the public record didn't catch. Two separate policies are typically issued at closing, and they protect two different parties.
Owner's policy
Protects the buyer's equity in the property for as long as they or their heirs own it. It is optional, paid once at closing, and is the buyer's own protection; a lender's policy does not cover the buyer.
Lender's policy
Required by nearly every mortgage lender. It protects the lender's interest in the loan amount, not the buyer's equity, and its cost is typically much lower when issued at the same time as an owner's policy, known as a simultaneous issue.

Each title insurance underwriter files its own rate schedule with the Georgia Insurance Commissioner, so the premium you're quoted can legitimately differ from one title company to the next. Is title insurance required in Georgia?
A lender's title policy is effectively required by almost every mortgage lender. An owner's policy is optional, but it is the only policy that protects the buyer's own equity, and most closing attorneys recommend it.
Why do title insurance quotes vary between companies?

Can I choose my own closing attorney and title company?

A state tax on the loan amount for any note secured by Georgia real property, collected at recording. It is $1.50 per $500 (or fraction of $500) of the loan amount, capped at $25,000 per note.
